Lenders usually also accept Persons of Indian Origin and Overseas Citizens of India, subject to their own rules. Eligibility rules differ slightly from lender to lender. Extra checks apply compared with a resident loan. Lenders verify your overseas employment, visa and income, and they need documents attested abroad or through their representatives. How does NRI Home Loan work, step by step?

  1. Check FEMA limits and plan funds. Confirm the property is allowed for NRIs and decide how you will repay, through NRE, NRO or FCNR(B) accounts, remittances or rent. Plan for the down payment from your overseas or Indian accounts.
  2. Apply with overseas documents. Apply online or through the lender's overseas channels, with passport, visa, income proof and property details. Documents may need attestation by an authorised person or by the embassy or notary.
  3. Credit and income assessment. The lender assesses overseas income, converts it into rupees for eligibility and checks your credit history. Currency movements and your visa validity can influence the amount sanctioned. Keep records of all communication.
  4. Legal and technical checks. As with a resident loan, a lawyer verifies the property title and a valuer assesses the home. A power of attorney holder in India often attends these checks and completes formalities for you.
  5. Sanction and signing. You receive a sanction letter and Key Fact Statement, then sign the loan agreement, sometimes through a power of attorney or at an overseas office. Read the terms on rate reset, fees and repayment carefully.
  6. Disbursal and repayment. Funds are paid to the builder or seller as per the property type. EMIs are paid from NRE, NRO or FCNR(B) accounts or inward remittance, so set up standing instructions and keep a buffer in rupees.

An NRI home loan carries the usual home loan costs plus some that are specific to overseas borrowers. Attestation, courier and power of attorney costs add up, and exchange rate swings can raise the real cost of your EMIs when measured in your earning currency. Consider keeping a rupee buffer to smooth these movements. Ask for all fees in writing.

Mistakes to avoid with NRI Home Loan

Buying a property type that FEMA restricts
NRIs cannot buy agricultural land, plantations or farmhouses. Check the property type and land use before paying any advance, because a lender will not finance a restricted purchase.
Using the wrong account for repayment
EMIs should be paid from NRE, NRO or FCNR(B) accounts or inward remittances as permitted. Paying from other sources may breach FEMA rules, so confirm the permitted channels with your bank.
Ignoring currency risk
Your income is in foreign currency, but the loan is in rupees. Test the EMI against a weaker or stronger rupee and keep a buffer, so a swing does not strain your budget.
Giving a power of attorney carelessly
A power of attorney gives wide authority. Draft it narrowly for the purpose, give it to a trusted person and register it properly, and review it when the work is done.
