They can take an unsecured personal loan, apply for a home improvement loan from a housing lender, or take a top-up on an existing home loan. Each path has different rates, documents and risks.

The right choice depends on the amount, how long you need to repay, and whether the property is in your name with clear title. An unsecured loan is quick but costlier. How does Home Renovation Loan work, step by step?

  1. Get a detailed estimate. Ask contractors for itemised quotes covering materials and labour. Add a buffer of 10% to 15% for overruns, which are common in renovation.
  2. Decide between secured and unsecured. For small jobs, a personal loan is quick. For large work, compare the cheaper rates and longer tenures of a loan secured against the property.
  3. Check permissions. Society approval or municipal permission may be needed for structural changes. Lenders may ask for them before releasing funds.
  4. Apply and complete property checks. For secured loans, the lender will run legal and technical valuation of the property. This adds time and may add fees.
  5. Sanction and staged disbursal. Secured loans may release funds in stages as work progresses. Unsecured loans usually pay in one lump sum to your account.
  6. Repay and track the work. Pay EMIs on time. For secured loans, missed payments can lead to action on the property, so plan the budget carefully.

Cost depends on the route. An unsecured personal loan has a higher rate and a processing fee. A secured loan against the property has a lower rate and longer tenure, but adds valuation, legal and documentation charges, and a long tenure raises total interest. Mistakes to avoid with Home Renovation Loan

Using your home as security for cosmetic upgrades
Pledging the house for a decorative project raises the stakes. If the amount is small and repayable quickly, an unsecured loan can keep your home out of the risk.
Skipping a buffer for overruns
Renovation often costs 10% to 20% more than quoted. Without a buffer, you may need a second loan mid-project. Include contingency in the amount you plan to borrow.
Paying contractors fully upfront
Release money in stages against completed work. Paying everything at the start leaves you with little leverage if quality is poor or the work stalls.
Ignoring permissions for structural work
Changes to walls or floors may need society or municipal approval. Without it, you risk penalties, delays and difficulty selling or getting the secured loan.
